Project Description: The MLK Apartments is located in Daytona Beach and is in the vicinity of Bethune Cookman University. It is also located in the Redevelopment Midtown Center District. The first of a 2-phase project consists of a new 3-story, 24,000 square-foot apartment building with (24) 2-Bedroom/2-Bathroom living units at 900 sq. ft. each.
The design is a walk-up style building with short open hallways running through the width of the building, allowing for natural light, ventilation, and surveillance of circulation areas. On the first floor, two units are designed to meet ADA standards for accessibility.
The design of the apartment building has a clean, contemporary style featuring turquoise, white and gray colors and wood screening at the stairs and balconies. These screens provide a layer of privacy to the balconies, and also help to distract from undesirable views of neighboring industrial use.
They break up the otherwise simple façade and add interest and a natural feel to the design. The neutral gray and white tones of the building, along with tropical turquoise and natural-looking materials and give the development a calm and pleasing aesthetic that will complement its surroundings.
The 2nd phase of the project is intended to be a mixed-use building, with neighborhood commercial uses to serve the neighboring University and community, and additional mixed-income apartments above.
